When valuing restaurants / takeaways or pubs, we review the weekly, monthly, and annual turnover figures, measure and inspect the area sq. ft and seating capacity of the premises.
Turnover and margins are important when determining valuation, other factors such as location of the business, distance from public transport, condition of the property and level of competition.
A valuation on the leasehold of a restaurant differs from valuation of the freehold of a restaurant.
If the property is leased from a landlord, then valuation of leasehold is used and following factors are considered, term length of lease, rent reviews, break clauses, right of renewal terms on lease will all factor the leasehold value, equipment included in leasehold.
In terms of a freehold valuation of a takeaway, weekly turnover and other factors need to be considered such the condition of the property, The goodwill value is determined by reputation of the business, repeat business and growth potential.
